Rex Avenue, and what a heritage permit actually involves
The house on Rex Avenue was heritage listed. Before a single tile could be lifted, the project sat with council for several months waiting on permits and approvals.
We worked with the council on the owner’s behalf through that process rather than leaving them to it. Once approvals came through, the roof itself was five working days: a full replacement in CSR Monier Earth Marseille, extensive new leadwork and flashings, and new Colorbond roofing to the property’s distinctive conical turret, which was one of the features worth keeping.

Why Alphington has so much of it
The Alphington North Precinct is a residential subdivision of housing dating from around 1915 to 1945, and it is covered by a heritage overlay. That interwar and Federation stock is exactly the era when Melbourne’s terracotta roofs were being laid, and Camberwell Potteries was manufacturing terracotta tiles from 1930.
So an Alphington roof is very often original terracotta, in a profile no longer made, on a house where council has a view about what goes back on. Those three facts together are the job.
Matching, and what heritage actually allows
The consistent rule is that like-for-like attracts far less scrutiny than changing material or profile. Terracotta back to terracotta in the same pattern is a different conversation from tile to metal.
Most original profiles are out of production, so the practical question is which current tile sits closest, and whether close is close enough for a precinct. We hold both Monier and Bristile and can usually identify what you have on sight — which is the half of the question most owners cannot answer.
What usually fails first here
Valley irons and flashings on a period roof with several junctions. The stain inside rarely appears near the actual fault.
Ridge and hip pointing, which cracks and drops out. On its own it is a repair, not a new roof.
Leadwork around chimneys, parapets and turrets, which on a heritage house is often original and long past its life.
Sarking at the end of its life. The one fault a restoration cannot fix, and we will tell you if we find it rather than coating over it.

Usually to a close match rather than an exact one, because those profiles are largely out of production. We hold both current brands and know which sits closest. In a heritage precinct, how close is close enough is worth settling before work starts.
Am I in the Alphington North Precinct?
Council can confirm definitively. The precinct covers housing from roughly 1915 to 1945, so if your house is of that era the odds are reasonable. We can tell you what your roof is, which is the other half of the question.
Do you do the turret and the leadwork too?
Yes. On Rex Avenue we did new leadwork, new flashings and Colorbond roofing to the conical turret as part of the same job, so the owner had one contractor for the whole roof.
