Market gardens until very late
Glen Eira divides its own history three ways: mansion estates in the north-west, pastoral runs through the middle, and agricultural land — mostly market gardens — across the south. Bentleigh and Bentleigh East are the market garden end, and they were among the last parts of the municipality to be built over.
You can see it in the retail strip. The Bentleigh shops along Centre Road near the station are mainly interwar with some postwar, and several of the 1930s buildings have the streamlined look of the Moderne style. That is a suburb centre that arrived in the 1930s, not the 1880s.
Behind it, the houses are overwhelmingly postwar — brick veneer on generous blocks, hipped roofs, concrete tile.
The sixty-year-old concrete roof
This is the Bentleigh job, and it is worth being precise about it because it is where people get talked into the wrong work.
A concrete tile gets its colour from a coating applied to the surface. That coating chalks, fades and eventually washes off. The tile underneath does not lose its strength on anything like the same timescale.
So a Bentleigh roof that looks tired is usually a roof that has lost its coating and its pointing, not a roof that has failed. Clean it, replace the broken tiles, re-bed and repoint the ridge and hip capping with flexible pointing, clear and check the valleys and flashings, then seal and recoat — and you have a roof that looks new for a fraction of a replacement.
The one thing that changes the answer is the sarking. It sits under the tiles and a restoration does not renew it. If it has reached the end of its life, a restoration puts a good finish on a roof that still needs replacing. That is why we inspect before quoting, and why we will tell you if we find it.

Nearer the station and along the older streets there is interwar stock, and that is terracotta. Those profiles are long out of production, so matching becomes the question rather than recoating. We hold both current brands and can usually tell you what you have on sight.

Of the roughly 2,995 places in the Glen Eira heritage overlay, most sit in Elsternwick and greater Caulfield. Bentleigh and Bentleigh East are among the least covered parts of the municipality. In practice that means more freedom in what you put back — though it is still worth checking before you plan anything.

Less likely here than almost anywhere else in Glen Eira. Bentleigh and Bentleigh East are among the least covered parts of the municipality. Council can confirm definitively.

How long does the work take?
