Blackburn’s trees change what a roof needs
The canopy here is not accidental. Residents formed a tree preservation society in 1959, and their work led in the mid-1980s to the special residential zoning that is now the Significant Landscape Overlay covering much of the suburb. Mature trees in Blackburn are protected, deliberately and by planning control.
That is good for the suburb and hard on the roofs. Three things follow:

Moss and lichen take hold on shaded pitches. Southern elevations under canopy stay damp, and that moisture works into the mortar and accelerates the failure of the pointing.
Overhanging limbs abrade tiles and drop debris after every wind. And here is the part most roofers will not mention: you often cannot simply remove the offending branch. Tree controls apply under the overlay, and works affecting significant trees can require council involvement.

What Blackburn roofs are made of
Orchards and bushland gave way to housing through the postwar decades, so most of the stock is 1950s onward and most of it is concrete tile. There are older pockets, particularly through the streets around the lake and the station, and that is where the terracotta is.

What usually fails first here

My trees are protected. Can anything be done about the leaves?

Almost always restore, if the structure is sound. Concrete tiles lose their surface coating long before they lose their strength. Replacement only makes sense once the sarking, battens or fixings have reached the end of their life.
How often should I have the roof looked at here?
More often than a house in an open street. Under mature canopy the valleys and gutters are the pressure point, and clearing them regularly is far cheaper than dealing with what happens when they overflow.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration with pointing and coating runs to two or three days. A complete re-roof is one to two weeks.
