The oldest suburb on the bay
Henry Dendy bought his Special Survey in 1841 — 5,120 acres bounded by the coastline, North Road, East Boundary Road and South Road. The town was surveyed later that year, and the crescent-shaped street layout he laid out is still the street layout today. The railway reached North Brighton in 1859 and Brighton Beach by 1861.
By 1945, when most of bayside Melbourne south of Dendy Street was still farmland, Brighton was already substantially built. That head start is why Brighton roofs are, on average, a generation older than those in Hampton or Sandringham.
Salt does not attack your tiles. It attacks everything else.
This is the thing that separates a bayside roof from an identical roof ten kilometres inland, and most people have it backwards.
Fired clay and concrete do not corrode. Salt-laden air does very little to the tiles themselves. What it attacks is the metal — the valley irons, the flashings around chimneys and wall junctions, the gutters and the fixings.
On a large Victorian or Edwardian Brighton roof with multiple hips, several valleys and two or three chimneys, that matters enormously. The tiles can be sound and the roof can still be leaking in four places, because every one of those junctions is metal and every one of them is sitting in salt air.
So on a Brighton inspection we spend most of our time on the metal, not the tiles.
Heritage precincts and big blocks
Much of Brighton sits within Bayside’s heritage precincts, where a group of buildings or streets carries collective significance rather than each house being listed individually.
The practical rule is the same everywhere: like-for-like replacement attracts far less scrutiny than changing material or profile. We can tell you what is likely to be acceptable before you spend on an application, and we can tell you what your existing tile actually is.
One thing works in your favour here. Brighton block sizes are large, which usually means room to set up scaffolding properly rather than working off a neighbour’s driveway. On a big two-storey roof that is a genuine saving.
What usually fails first here
Valley irons, for the reasons above. On a bayside roof they are the shortest-lived component by a distance.
Flashings around chimneys, parapets and wall abutments. Period houses have more of these than modern ones.
Ridge capping mortar, which cracks and drops out. On its own it is a repair, not a new roof.
Sarking at the end of its life on the oldest roofs. The one fault a restoration cannot fix, and we will tell you if we find it.
We work on terracotta and concrete tiled roofs only. Some of the grandest Brighton houses are slate — that is a different trade and we will say so rather than quote for it. No metal, no Colorbond.

Does salt air damage roof tiles?
Not really. Fired clay and concrete do not corrode. What salt attacks is the metal on your roof — valley irons, flashings, gutters and fixings. On a bayside roof those fail long before the tiles do, which is why we inspect the metal first.
My house is in a heritage precinct. What can I do?
Like-for-like replacement usually attracts far less scrutiny than changing material or profile. Terracotta back to terracotta in the same pattern is straightforward; tile to metal is where owners run into objections. We can tell you what Bayside is likely to accept before you apply, though we are not planning consultants.
Can you match the tiles on an Edwardian Brighton roof?
Usually. Wunderlich and early Monier profiles are out of production, but we hold both current brands and know which modern tile sits closest to each older pattern. Where nothing matches well enough we will say so before you commit.
My roof is slate. Can you help?
No. A number of the grander Brighton houses are slate and it is a different trade. We will tell you on the phone rather than send someone out to write a quote we should not be writing.
The roof leaks in several places at once. Does that mean a new roof?
Not necessarily, and on a bayside roof it often means the opposite. Multiple leaks on a big period roof usually means several metal junctions have corroded at about the same age. Replacing valleys and flashings is a repair, not a replacement.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, and Brighton’s larger period roofs sit at the longer end.
