Larundel — 26,840 tiles, staged over ten months
The old Larundel hospital was derelict, and its facade was heritage listed. The builder had to demolish the building behind it while keeping that brickwork intact, which meant constructing large steel support frames onsite to hold the facade up throughout demolition and construction.
A new steel structure then went up behind it, turning the site into boutique residential units. We were engaged for the roof replacement across the whole development, in CSR Monier Tanbark Marseille.
Because of the staging, our work went in progressively as each section was released by the builder — twenty working days of roofing installation spread across roughly ten months. See the project.
What that means if you are a builder or developer
Large projects rarely hand you the whole roof at once. Ours was released in sections over most of a year, and the roofing had to fit around demolition, steelwork and the trades ahead of us.
We are used to that: attending when a section is ready, working around a live site, and keeping the tile profile and colour consistent across stages that may be months apart. On a job of that length, consistency of supply matters as much as the roofing — we hold both Monier and Bristile.
The houses
Bundoora itself is largely postwar and later. The Bundoora Park estate was a 600-acre property bought in 1899 and the suburb was built out well after that, so most of the housing here is brick veneer under concrete tile rather than the interwar terracotta you find further south.
Concrete of that age has usually lost its surface coating rather than its strength. The colour sits on the surface and chalks away long before the tile fails, which makes most Bundoora roofs candidates for restoration rather than replacement — a clean, repoint and recoat, not a new roof.

Do you take on development and builder work?

Can you keep tile colour consistent across a long staged job?
Yes, and on a job running most of a year it matters. We hold both Monier and Bristile, which makes consistency of supply far more manageable than relying on one brand.
My roof is 1970s concrete tile. Restore or replace?
Almost always restore, if the structure is sound. The colour on a concrete tile is a surface coating that chalks and washes off long before the tile loses strength. A clean, repoint and recoat gets a roof that looks new for a fraction of a replacement.
What would change that answer?
The sarking, battens or fixings. They sit under the tiles and a restoration does not renew them. We check before quoting and tell you either way.
Do you work on heritage-listed buildings?
Yes. At Larundel the original facade was heritage listed and held up by steel frames while the building behind it was demolished. We roofed the new structure behind it.
How long does a house roof take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration with pointing and coating runs to two or three days. A complete re-roof is one to two weeks.
