Carnegie is an interwar suburb almost end to end, which makes it one of the more predictable roofs we quote on — and one of the freer ones to work with.
Pastoral run, then one long building boom
Glen Eira divides its own origins three ways: mansion estates in the north-west around Elsternwick and Caulfield North, pastoral runs through the middle — Caulfield South, Carnegie and Murrumbeena — and market gardens to the south around Bentleigh.
Being a pastoral run meant Carnegie stayed open land while the north-west was filling with mansions. The earliest surviving buildings here generally date only to the 1880s and there are not many. The dominant layer, by a distance, is interwar.
The commercial strip on Koornang Road tells the same story — building stock from late Federation through to the early postwar years, but mostly 1920s and 30s.
What that means for your roof
An interwar Carnegie house is very likely terracotta, Marseille pattern, laid in exactly the decades Camberwell Potteries was manufacturing terracotta roof tiles from Highbury Road in Burwood. We know these tiles because we were making them.
Those profiles are long out of production. So matching is the part that decides a Carnegie job — where your pattern is still made we can match it exactly, and where it is not, the options are a close-match current tile or relocating sound tiles to the front of the house.
The postwar and later infill between the bungalows is generally concrete tile, which loses its surface coating long before it loses strength. That makes it a candidate for restoration rather than replacement, and most Carnegie concrete roofs we look at are.
Less heritage control than the north-west
Of the roughly 2,995 places in the Glen Eira heritage overlay, most sit in Elsternwick and greater Caulfield. Carnegie is comparatively under-represented.
Practically that usually means more freedom in what you can put back than an Elsternwick owner has. It does not mean none — check before you plan anything. But it does mean a close-match tile is less likely to become an argument.
What usually fails first here
Ridge and hip pointing. On a ninety-year-old roof that has never been repointed, the mortar cracks and drops out. On its own it is a repair, not a new roof.
Valley irons, particularly under the street trees.
Surface coating on concrete tiles, chalked and faded while the tile underneath stays sound.
Sarking at the end of its life. On interwar stock this is a real possibility and it is the one fault a restoration cannot fix. We will tell you if we find it rather than coating over it.

Frequently asked questions
Can you match the terracotta on a 1920s Carnegie house?
Usually. The original profiles are largely out of production, but we hold both current brands and know which modern tile sits closest to each older pattern. Where nothing matches well enough we will say so before you commit.
Am I likely to be in a heritage overlay?
Less likely here than in Elsternwick or Caulfield, where most of the Glen Eira overlay is concentrated. Carnegie is comparatively under-represented. Worth checking with council before you plan anything all the same.
My roof is nearly a hundred years old. Does it need replacing?
Not on age alone. Terracotta of that vintage is frequently still sound. What has usually reached the end of its life is the pointing, the valleys and possibly the sarking. We inspect before quoting and tell you which applies.
My roof is concrete tile. Restore or replace?
Almost always restore, if the structure is sound. The colour is a surface coating that chalks and washes off long before the tile loses strength. A clean, repoint and recoat gets you a roof that looks new for a fraction of a replacement.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, depending on size, pitch and access.
Do you cover Glen Huntly and Murrumbeena?
Yes, along with Ormond, Caulfield, Chadstone and Malvern East. We are based in Burwood and work across the eastern and south-eastern suburbs.
Will you tell me if I do not need the work?
Yes, and it happens often. A great many roofs we inspect need pointing and a valley cleared rather than anything major.
