North and south were settled completely differently
Glen Eira council sets out its own origins plainly. The north-western fringe — Caulfield North, along with Elsternwick and St Kilda East — was mansion estates, the grand houses of the 1850s and 60s, later built over with boom-era mansions and villas. Caulfield South was pastoral run, open land that was not built over until the twentieth century.
Two consequences follow, and they matter more than most local colour.
North means older, larger, more complex roofs. Multiple hips and valleys, chimneys, parapets — and on the grandest of them slate, which is a different trade and not ours. We will say so rather than quote for it.
South means interwar. Californian bungalows and Federation houses under original terracotta, plus postwar infill under concrete tile. Simpler roofs, and far more of the work we actually do.
Heritage control follows the same line
Glen Eira has roughly 2,995 places in its heritage overlay, most within precinct-based overlays. They are concentrated in Elsternwick and greater Caulfield — which in practice means the north of this suburb carries considerably more control than the south.
The rule, wherever you are: replacing like with like attracts far less scrutiny than changing material or profile. We can tell you what we think council will accept before you spend on an application, and we can tell you what your existing tile is, which is the half most people cannot answer.
What that means for your quote
Access and complexity, not materials, are what separate a Caulfield North job from a Caulfield South one. A two-storey boom-era roof with several valleys and three chimneys takes longer to scaffold safely and has far more potential leak points than a single-storey bungalow. Any quote that has not accounted for that will be revised later. Ours accounts for it.
What usually fails first here
Valley irons, especially on the older complex roofs, where the stain inside appears nowhere near the actual fault.
Flashings around chimneys, parapets and wall abutments.
Ridge capping mortar, which cracks and drops out. On its own it is a repair, not a new roof.
Sarking at the end of its life on the oldest roofs. The one fault a restoration cannot fix, and we will tell you if we find it rather than coating over it.

Why does my quote differ from my friend down the road?
Usually because you are in different halves of Caulfield. The north has older, larger, more complex roofs that take longer to scaffold and have more junctions to fail. The south is largely interwar and postwar, with simpler roofs. Same trade, genuinely different jobs.
Am I likely to be in a heritage overlay?
More likely in Caulfield North than Caulfield South. Most of the Glen Eira overlay is concentrated in Elsternwick and greater Caulfield. Council can confirm definitively; we can tell you what your roof is.
My roof is slate. Can you help?
No. Some of the grander Caulfield North houses are slate and it is a different trade. We will tell you on the phone rather than send someone out.
Can you match the terracotta on an interwar Caulfield South house?
Usually. The original profiles are largely out of production, but we hold both current brands and know which modern tile sits closest to each older pattern. Where nothing matches well enough we will say so before you commit.
My roof is concrete tile. Restore or replace?
Almost always restore, if the structure is sound. The colour is a surface coating that chalks and washes off long before the tile loses strength. A clean, repoint and recoat gets you a roof that looks new for a fraction of a replacement.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, and the larger Caulfield North roofs sit at the longer end.
