Chadstone is a postwar suburb, and postwar suburbs have a particular problem: the roofs all reach the same age at the same time.
Built in one generation
Chadstone sits on the eastern edge of the old Caulfield district, and like the rest of that middle band it was open land well into the twentieth century. It filled in after the war, and the shopping centre that gave the suburb its name opened in 1960.
So the housing is overwhelmingly of one period — brick veneer, hipped roof, concrete tile, built within a couple of decades of each other.

What sixty-year-old concrete actually needs
Concrete tile takes its colour from a coating applied to the surface, and that coating chalks, fades and washes off long before the tile loses any strength. A Chadstone roof that looks past it is usually a roof that has lost its coating and its pointing.
A restoration is the answer to that: clean the roof, replace broken tiles, re-bed and repoint the ridge and hip capping with flexible pointing, clear and check the valleys and flashings, then seal and recoat. The result looks new and drains properly, for a fraction of a replacement.
What it will not do is renew the sarking, the battens or the fixings, because those sit underneath the tiles. If they have gone, a restoration puts a good finish on a roof that still needs replacing. That is the honest limit of the work, and it is why we inspect before quoting rather than after.

Postwar estates were built on generous blocks with real side access, and most of the housing is single storey. Scaffolding a roof like that is quicker and safer than a tight two-storey period site, and it should show in the price. My roof looks tired. Does it need replacing?
Almost certainly not. On a sixty-year-old concrete roof what has failed is usually the surface coating and the pointing, not the tiles. Concrete loses its colour long before it loses its strength.
What would change that answer?
The sarking, battens or fixings. They sit under the tiles and a restoration does not renew them. If they have reached the end of their life, a restoration just puts a good finish on a roof that still needs replacing. We check before quoting.

How do I tell terracotta from concrete?
Terracotta has its colour fired through the clay, so a chip shows the same colour underneath. Concrete is coated, so a chip shows grey. That decides whether recoating is appropriate at all.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration with pointing and coating runs to two or three days. A complete re-roof is one to two weeks.
