Where Glen Eira heritage actually sits
Glen Eira has roughly 2,995 places in its heritage overlay schedule, most inside precinct-based overlays rather than listed individually. They are not spread evenly. They are concentrated in Elsternwick and greater Caulfield, while Carnegie, Bentleigh and the suburbs east and south are comparatively lightly covered.
So if you own a house here, the odds it sits inside a heritage precinct are considerably higher than two suburbs away. Worth knowing before you plan a roof, not after.
Three layers of housing, three different roofs
Elsternwick was one of the mansion-estate parts of the district — the north-western fringe where the grand houses of the 1850s and 60s went up. A handful survive.
Over that came the boom-era mansions and villas of the 1880s and 90s, the layer most people picture. Large complex roofs, multiple hips and valleys, chimneys, and on the grandest of them slate — a different trade and not ours. We will tell you rather than quote for it.
Then, later and quite separately, the Elsternwick Interwar Residential Precinct: around 75 sites on Glen Eira and Orrong roads and the smaller streets between them, built rapidly through the 1920s and 30s as modest bungalows and houses. Much of that land had been market gardens, some worked by Chinese market gardeners, before it was built over.
Those interwar bungalows are terracotta, and they are where most of our Elsternwick work is.
What a heritage overlay means in practice
The rule is consistent and simpler than people fear: replacing like with like attracts far less scrutiny than changing material or profile. Terracotta back to terracotta in the same pattern is a different conversation from tile to metal.
What that requires is knowing exactly what you have. Most original profiles are out of production, so the practical question is which current tile sits closest, and whether close is close enough for a precinct. We can tell you what we think council will accept before you spend money on an application, though we are not planning consultants.
What usually fails first here
Valley irons. On a complex boom-era roof with several valleys this is the commonest source of a leak, and the stain inside appears nowhere near the fault.
Flashings around chimneys and parapets. Period houses have more of these than modern ones.
Ridge capping mortar, which cracks and drops out. On its own it is a repair.
Sarking at the end of its life on the oldest roofs. The one fault a restoration cannot fix, and we will tell you if we find it.

My house is in a heritage precinct. What can I actually do?

How do I know if I am in an overlay?
Most of the Glen Eira heritage overlay is concentrated in Elsternwick and greater Caulfield, so the odds here are higher than elsewhere in the municipality. Council can tell you definitively. We can tell you what your roof is, which is the other half of the question.
My roof is slate. Can you help?
No. A number of the grander Elsternwick houses are slate and it is a different trade. We will say so on the phone rather than send someone out to write a quote we should not be writing.
Can you match the terracotta on a 1920s bungalow?
Usually to a close match rather than an exact one, because the original profiles are largely out of production. We hold both current brands and know which sits closest. In a heritage precinct, how close is close enough is worth settling before the work starts.
The roof leaks in several places at once. Does that mean a new roof?
Not necessarily. On a big period roof it usually means several metal junctions have corroded at about the same age. Replacing valleys and flashings is a repair, not a replacement.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, and the larger period roofs here sit at the longer end.
