Glen Iris is the most mixed of the suburbs we work in regularly. A street can run from an Edwardian terracotta roof to a 1960s concrete one to a 2015 extension, and each needs a different answer.
What Glen Iris roofs are made of
North of Malvern Road and toward Gardiners Creek there is older stock — Federation and Edwardian under Marseille-pattern terracotta, and interwar bungalows under Wunderlich and early Monier.
The bulk of Glen Iris and Ashburton is postwar: 1950s and 60s brick veneer under concrete tile, built quickly in a period when concrete had taken over completely.
Newer extensions and rebuilds are everywhere, and this is where the most common Glen Iris problem shows up.
The extension problem
Glen Iris has had more rear extensions than almost anywhere we work, and a lot of them were roofed by whoever was cheapest at the time.
That produces two recurring faults. **Mismatched tile** — the extension is in a profile or colour that never matched and has since weathered differently, so the house reads as two buildings. And **failing junctions** — where the new roof meets the old, the flashing is often the weakest point on the whole house, and it is where we find most Glen Iris leaks.
Both are fixable. Matching an extension back to the original roof is exactly the work we do, and we can usually source closer than whoever did it originally because we hold both current brands and know the profiles.
Postwar concrete, and what it actually needs
A 1960s concrete roof that looks tired is usually a coating problem, not a tile problem. The factory surface weathers off, the tile goes porous and dull, and moss takes hold on the south-facing planes.
Cleaning, re-bedding, repointing and recoating brings those roofs back for a fraction of replacement cost. We will say so rather than quote a re-roof. See concrete roof tiles.
Where Glen Iris differs from Canterbury or Kew
Far less heritage overlay. For most Glen Iris houses you have genuine freedom over tile profile and colour, which means a re-roof can improve on what was there rather than simply replicate it.

Restoration or replacement
Concrete in reasonable condition: restoration and recoating. Terracotta with failed bedding but sound tiles: restoration. Battens gone, or a majority of tiles cracked: re-roofing.

Our extension roof does not match the house. Can that be fixed?
Usually. It is the most common Glen Iris job we see. We hold both Monier and Bristile, so we can often get closer than whoever roofed the extension originally. We will tell you honestly how close before you commit.

Our 1960s concrete roof looks dull and patchy with moss.
Almost always a lost surface coating rather than failed tiles. Cleaning, re-bedding, repointing and recoating brings it back for far less than replacement. Moss on the south-facing planes is normal and comes off.
Are we in a heritage overlay?
Most of Glen Iris is not, unlike Canterbury or Kew. That gives you real freedom over profile and colour if you are re-roofing. The older pockets north of Malvern Road are more likely to be covered.
Can we change tile colour when we re-roof?
Outside an overlay, yes — and it is one of the few chances to genuinely change how the house looks. Worth seeing profiles and colours in person at our Burwood showroom rather than choosing off a brochure.
Different parts of our roof are different ages. Do we do it all at once?
Not necessarily. On a mixed-era house the right answer is often different for different sections. We will set out what each part needs rather than quoting the whole roof by default.
