Roof Restoration Hawthorn

Hawthorn has some of the oldest intact tiled roofs in Melbourne, and a lot of them are still carrying their original terracotta. That is both the appeal and the problem: the tile outlasts nearly everything holding it down.
What Hawthorn roofs are actually made of
The suburb divides fairly neatly by era, and the era decides the job.
Glenferrie Road and the older pockets are heavy with Federation and Edwardian housing, most of it under Marseille-pattern terracotta laid between roughly 1900 and 1920. Those profiles are no longer made in volume. Matching them is the whole job, and it is the reason people call us rather than a general roofer.
Hawthorn East carries more interwar stock — Californian bungalows and early Tudor revival, typically Wunderlich or early Monier terracotta from the 1920s and 1930s. These roofs are usually sound but the bedding and pointing has gone.
The postwar infill through the flatter streets is mostly concrete tile from the 1950s and 60s. Concrete of that age is often better recoated than replaced, and we will tell you when that is the case.
Heritage overlay in Boroondara
Large parts of Hawthorn sit inside a heritage overlay, and it changes what you are allowed to put back.
In practice, replacing like for like — terracotta with terracotta, same profile — attracts far less scrutiny than changing material or pattern. Swapping a tiled roof for metal on an overlay property is where owners run into trouble, and it is one reason we do not offer metal at all.

What usually fails first here
On a Hawthorn roof it is rarely the tile.
Bedding and pointing. The mortar under and between the ridge capping cracks and drops out. Commonest fault in the suburb by a distance.
Valley irons. Original valleys were often unlined steel. Once they rust through, water enters exactly where two roof planes meet, and it shows up inside as a stain nowhere near the actual fault.
Previous cement repairs. A lot of Hawthorn roofs have had finials, cresting or chimney flashings rendered in cement by a general roofer. It traps water and removes the detail that made the roof worth keeping.
Mature tree litter. The elms and plane trees along the older streets fill gutters and valleys fast. Worth clearing twice a year rather than annually — see gutters, fascia and downpipes.
Restoration or replacement
Where the battens are sound and most tiles are intact, restoration is the right answer and considerably cheaper — clean, re-bed, repoint, renew valleys and flashings, recoat if it is concrete.
Where battens have failed or a majority of tiles are cracked, re-roofing is the honest call. On a terracotta roof we lift and set aside the originals, replace only what is broken with matched stock, and relay. The roof that goes back on is largely the roof that came off.

Can you match the original terracotta on a Hawthorn house?
Usually. Most of the older Hawthorn stock is Marseille-pattern terracotta from 1900 to 1920, with Wunderlich and early Monier through Hawthorn East. Those exact profiles are out of production, but we hold both current brands and we know which modern tile sits closest to each. Where nothing matches well enough we will tell you before you commit.
My house is in a heritage overlay. What can I actually do?

Do I need a full re-roof or just a restoration?

Someone rendered our finials in cement. Can that be undone?
Often, though it depends how much of the original is left underneath. It is a common problem on Hawthorn roofs where a general roofer has been through. We will try to source or repair rather than remove.
Access is tight on our street. Is that a problem?
It is the usual constraint in Hawthorn rather than the roof itself — narrow streets, tight setbacks, mature trees. We assess access at the inspection and price scaffolding properly rather than discovering it on day one.
Do you work on slate?
No. Terracotta and concrete tile only. Plenty of Hawthorn houses have slate and we are simply not the right roofer for those — we will say so rather than take the job.
