Roof Restoration Malvern East

Terracotta and concrete tiled roofs in Malvern East and Glen Iris — restored, repaired and matched by roof tilers who have been working with these tiles since the 1930s.

Malvern East has a Victorian street plan with twentieth-century houses on it, and there is a golf course to thank for that.

Subdivided in 1885, built forty years later

The Gascoigne Estate was subdivided in 1885, in the land boom. Then the 1890s depression arrived. By 1891 the estate had seven houses on it.

What filled the gap was the Melbourne Golf Club, which occupied the land until it moved to Black Rock in 1901. Serious building only got going when the electric tram network reached Wattletree Road in 1911, and the estate — along with the neighbouring Gascoigne Extension and Waverley estates — filled in through the Federation and interwar periods.

So the streets were laid out by Victorians and the houses were built by their grandchildren, in some cases as much as forty years after the allotments were sold. The area became the first Urban Conservation Area in the former City of Malvern.

Why that matters on the roof

Three things follow from that history, and all of them show up in a quote.

The housing is Federation and interwar, not Victorian. Which means terracotta — the Marseille-pattern tile that was going onto Melbourne roofs in exactly the decades Camberwell Potteries was firing it. Those profiles are long out of production, so matching is the job.

The allotments are generous but the lanes are narrow. Boom-era subdivisions gave big blocks that often back onto narrow rear laneways. That is good for setting up at the front and awkward at the back, and it belongs in the quote rather than appearing on the day.

The streetscapes are intact, and controlled. In a conservation area the visible roof matters. A patch in a slightly wrong colour on a street-facing gable is noticed here in a way it would not be elsewhere.

Matching, and the honest alternative

Where your profile is still in production we can match it exactly. Where it is not — which is most Federation and interwar stock — the options are a close-match current tile, or relocating sound tiles from a hidden elevation to the street front and putting the new ones where nobody looks.

On a conservation-area frontage the second option is very often the better answer. Send us a photo before you accept anyone’s replacement quote.

What usually fails first here

Ridge and gable pointing. On a roof that has not been repointed in decades the mortar cracks and drops out. On its own it is a repair, not a new roof.

Valley irons, particularly under the mature deciduous street trees these estates are known for.

Flashings where a roof plane meets a wall or chimney.

Sarking at the end of its life on the oldest roofs. The one fault a restoration cannot fix, and we will tell you if we find it.

We work on terracotta and concrete tiled roofs only — no metal, no Colorbond, no slate.

Some of our recent projects

WHAT FAILS FIRST

Signs a Malvern East roof needs attention

On these roofs the tile usually outlasts everything holding it down.

  • Cracked pointing along the ridge and gables

Visible from the ground. On its own it is a repair, not a new roof.

  • A previous patch that does not match

Noticed here in a way it would not be elsewhere. There is usually a better answer.

  • Rust streaks in a valley

Leaf litter from the deciduous street trees holds water against the metal.

Frequently asked questions

My house is in a conservation area. What can I do?

Like-for-like replacement attracts far less scrutiny than changing material or profile. The Gascoigne Estate was the first Urban Conservation Area in the former City of Malvern, so the visible roof matters here. We can tell you what is likely to be acceptable before you spend on an application, though we are not planning consultants.

Can you match the terracotta on a Federation house?

Usually to a close match rather than an exact one, because those profiles are largely out of production. Where nothing is close enough, relocating sound tiles to the street-facing elevation and putting new tiles at the rear is often the better answer on a conservation-area frontage.

Why is my street Victorian but my house is not?

Because the land was subdivided in 1885 and barely built on. The 1890s depression stopped it, the Melbourne Golf Club occupied the estate until 1901, and building only resumed after the tram reached Wattletree Road in 1911. Some houses went up forty years after the block was sold.

Does the rear laneway affect the job?

It can. Boom-era subdivisions here left generous blocks backing onto narrow lanes, which is awkward for getting scaffolding to the rear. We would rather raise it at the quote than surprise you on the day.

My roof is concrete tile. Restore or replace?

Almost always restore, if the structure is sound. The colour is a surface coating that chalks and washes off long before the tile loses strength.

How long does the work take?

A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, depending on size, pitch and access.

Do you cover Glen Iris and Chadstone?

Yes, along with Malvern, Caulfield, Carnegie and Murrumbeena. We are based in Burwood and work across the eastern and south-eastern suburbs.

Tiled roof in Malvern East that needs looking at?

If you have a tiled roof in Malvern East or Glen Iris and you want it assessed honestly, we will come and look at it.

Noticed a couple of tiles had come off so I filled in the contact form on their website. Someone was out within the week, got up on the roof and actually showed me what the problem was instead of just telling me. Turned out I needed the whole thing redone. Got a few other quotes and their price was right in line, so I went ahead. Job was done quickly and without any fuss. If you need your roof looked at, worth calling them. Ask for Damo — top bloke.

Shane was fantastic in identifying issue with leaking roof at my property. At first we thought it was a repair job and after the inspection was done, they identified several issues which lead to roof replacement. They got us going very quickly and I am very impressed with the quality of work and customer service. Highly recommend Camberwell Roofing if you are seeking works on your roof. Thanks again Shane !

Good spot to pick up terracotta roof tiles. The staff were all very friendly. It's a bit hard to find as it's at the back of a block of warehouses and offices down the back of a long driveway. I was able to pick up some new terracotta tiles in the exact same colour.. brand new for a very reasonable price.
