What Mont Albert roofs are made of
South of the railway, toward Whitehorse Road, is the older and more intact part — interwar Californian bungalows and Tudor revival from the 1920s and 30s, most under Wunderlich or early Monier terracotta. Parts sit under a Boroondara heritage overlay.
Mont Albert North is almost entirely postwar. Brick veneer from the 1950s and 60s under concrete tile, laid in a period when concrete had displaced terracotta completely.
The two halves need genuinely different work, and quoting them the same way is how roofs get replaced that only needed restoring.
Interwar terracotta, south of the line
