The most exposed roofs we work on
Development here concentrated along the coastal fringe, on and above the cliffs. The streets running down toward Beach Road catch weather off the bay with very little between them and it.
That changes the failure pattern. Inland, a roof usually fails slowly at the mortar. On an exposed Sandringham roof two other things happen first:
Wind-driven rain gets under the caps. Ordinary rain runs off a tiled roof. Rain travelling sideways at forty knots does not — it is pushed up under the ridge and hip capping and around every flashing. This is why so many Sandringham roofs leak only in a southerly and appear perfectly sound the rest of the year.
Tiles lift and slip. After a decent blow we get calls about tiles out of line or broken on the ground. On an exposed roof the fixings and the pointing are doing more work than they would two suburbs inland, and they wear out sooner.
Salt takes care of the rest
Fired clay and concrete do not corrode. Salt-laden air does very little to the tiles. What it attacks is the metal — valley irons, flashings, gutters and fixings — and Sandringham gets more of it than anywhere else we work.
So the honest summary of a Sandringham roof is this: the tiles will almost certainly outlive you. The metal holding the system together will not, and the pointing exposed to a sou’westerly will not either.
What the houses are
The coastal fringe was developed early, so there is interwar stock through here with the terracotta that came with it. Behind it, and filling in after the war, are the brick veneer houses of the 1950s and 60s under concrete tile.
Concrete of that age has generally lost its surface coating rather than its strength — which makes it a strong candidate for restoration rather than replacement, and a recoat on an exposed roof is worth doing properly rather than cheaply.

Ridge and hip pointing, accelerated by wind exposure. The commonest Sandringham job.
Valley irons and flashings, corroded by salt long before the tiles show age.

My roof only leaks in a southerly. Why?
Because wind-driven rain gets pushed up under the ridge capping and around flashings, where ordinary rain simply runs off. It is the classic exposed-coastal fault and it is almost always a repair — pointing and flashings — rather than a replacement.
I lose tiles every time it blows. Is the roof failing?
Usually it means the pointing and fixings have reached the end of their working life on an exposed roof, not that the tiles themselves are done. Re-bedding and repointing generally fixes it.
Does salt air damage roof tiles?
Not really. Fired clay and concrete do not corrode. Salt attacks the metal — valleys, flashings, gutters and fixings — and Sandringham gets more salt exposure than almost anywhere else we work.
My roof is 1960s concrete tile. Restore or replace?
Almost always restore, if the structure is sound. The colour is a surface coating that chalks and washes off long before the tile loses strength. On an exposed roof it is worth having the recoat done properly rather than cheaply, because it takes more weather than an inland one.
How often should an exposed roof be checked?
More often than an inland one. Wind and salt both accelerate the same components, so a roof that would comfortably go five years in Camberwell benefits from being looked at sooner here.
How long does the work take?
A straightforward repair is often an hour. Re-bedding and repointing is generally a day. A full restoration runs to two or three days. A complete re-roof is one to two weeks, depending on size, pitch and access.
