What Surrey Hills roofs are made of
West of Union Road, toward Canterbury, the housing is older — Federation and Edwardian under Marseille-pattern terracotta, with some grand Victorian stock near the station. This part falls under Boroondara and often under heritage overlay.
East of Union Road runs into Whitehorse territory and later housing: interwar bungalows under Wunderlich and early Monier, then postwar concrete tile through the flatter streets.
That split matters because it changes both the tile you need and whether council has a view about it.

The Boroondara side is more likely to sit under heritage overlay, where like-for-like terracotta is the straightforward path and changing material invites objection. The Whitehorse side is generally freer.

What usually fails first
Bedding and pointing. The mortar under and between ridge capping cracks and drops out. Commonest fault here as everywhere, and it rarely means the tile is finished.
Valley irons. Original unlined steel rusts through and lets water in where two roof planes meet.
Concrete tiles gone porous. On the postwar streets the factory surface weathers off and the tile goes dull and takes moss on the south side. That is a coating problem, not a tile problem.
Restoration or replacement
Where battens are sound and most tiles are intact, restoration is right and far cheaper. Where battens have failed, re-roofing is honest — and on terracotta we lift and relay the originals rather than strip and substitute.

Can you match our original terracotta?
Usually. Marseille through the older western streets, Wunderlich and early Monier in the interwar stock. Those profiles are out of production, but we hold both current brands and know which sits closest.
Our concrete roof looks dull and mossy on one side.
That is a lost surface coating rather than failed tiles, and moss on the south-facing plane is normal. Cleaning, re-bedding, repointing and recoating brings it back for a fraction of replacement cost.
Restoration or full re-roof?

Do you work on slate?
