Roof maintenance is the least interesting thing you can spend money on, and the cheapest.
A tiled roof rarely fails all at once. It fails at the mortar, the valleys, the flashings and the fixings — small things that let water in long before a tile ever breaks. Caught early they are a morning’s work. Left alone for a decade they become a re-roof.
There is also a reason most people do not know about. Your tile warranty depends on it.
Signs your roof needs attention now
- Stains on ceilings or cornices, or damp in the roof space
- Leaks that only appear in driving rain — usually pointing or flashings, not tiles
- Visible cracking or gaps in the ridge capping mortar
- Tiles that have slipped out of line, or debris in the gutters after wind
- Moss or lichen growth, which holds moisture against the tiles
- A roof that has not been inspected in five years or more
None of these means you need a new roof. Most of them mean you need someone up there with a bag of tools rather than a quote for a replacement. If it turns out to be bigger, we will tell you — see tiled roof restoration or re-roofing.

How often
We recommend a maintenance visit every three years for a tiled roof in Melbourne, and sooner if your roof sits under trees or has a low pitch. That interval keeps the pointing sound, catches valley and flashing problems early, and gives you a maintenance record that supports your tile warranty if you ever need to claim.

Monier’s current warranty covers its roof tiles for 30 years, but only where the roof is cleaned and maintained in line with their guides. Neglect voids it. Regular maintenance is what protects the cover you have already paid for — and it catches the small failures before they become expensive ones.

Debris in the valley irons is one of the commonest causes of leaks in Melbourne, particularly under trees. Failed flashings around chimneys, skylights and wall abutments cause leaks that look like tile problems.

Warranties and guarantees
Two separate guarantees apply to a tiled roof, and the tile one is where most people get caught out.
The tiles. We install both CSR Monier and Bristile, and the cover differs. Monier warrants its tiles against manufacturing defects for 30 years, with terracotta also covered for colour retention over the same period. Bristile terracotta carries a Colour for Life warranty, and selected profiles carry a 50 year product warranty against manufacturing faults; Bristile concrete carries 50 years. Conditions apply to both, including for properties close to salt water, so we will tell you which warranty covers your roof and give you the manufacturer’s document with your quote.
Whichever tile you have, the cover depends on maintenance. Both manufacturers require the roof to be installed by a qualified tradesperson to their guides and cleaned and maintained in line with them. Neglect is grounds for a claim being refused, and it is the most common reason claims fail.
So maintenance is not an optional extra sold on top of your roof. It is what keeps the cover you have already paid for intact, and keeping a record of the work protects your position if you ever need to claim.
The workmanship. Manufacturer warranties cover the tile, not the installation. Bristile’s 10 Year Total Roof Warranty applies only to roofs installed by Bristile Roofing, not to roofs we install — that part is ours, and we guarantee our workmanship for 10 years on a full re-roof and 7 years on a roof restoration.
Both sit on top of your rights under Australian Consumer Law, which cannot be excluded.

How much does roof maintenance cost?
It depends on the size and pitch of the roof, access, and how much of the pointing has failed. We inspect and give you a written quote rather than a figure over the phone we would have to walk back.
What is the difference between repointing and restoration?
Repointing replaces the mortar holding your ridge and hip caps in place. A restoration is a whole-roof treatment — cleaning, repointing, sealing and recoating. Repointing is a targeted fix; restoration refreshes the entire surface.
My roof only leaks in heavy rain. Is that serious?
It usually means failed pointing or flashings rather than broken tiles, because wind-driven rain gets pushed under caps and around penetrations that ordinary rain runs off. It is generally a repair rather than a replacement, and it gets worse if ignored.
Can you match the tiles on my old roof?
Where your profile is still in production, yes. Many original Wunderlich and older Monier profiles are no longer made and we do not hold salvaged stock. Send us a photo and we will tell you what you have.
Do you work on slate or metal roofs?
No — we specialise in terracotta and concrete tiled roofs.
Will you tell me if I need a new roof instead?
Yes, and we will tell you if you do not. What decides it sits under the tiles and is not visible from the ground, which is why we inspect before quoting.
